The report highlights a rise in first-time buyers across multiple generations, with 32% of all buyers entering the market for the first time. Generation Z Makes an Entrance:

While still a small segment of the market, Generation Z (ages 18-24) is making its presence felt in the housing landscape. Notably, 31% of Gen Z purchasers are single females, a proportion significantly higher than in any other generation. Dr. Lautz emphasizes that Gen Z buyers exhibit distinct demographics, with a majority identifying as single and displaying a high level of independence.

Baby Boomers Dominate Sellers’ Market:

Despite shifts in buyer demographics, baby boomers remain the dominant force in the sellers’ market, comprising 45% of all sellers in 2023. Their decisions regarding retirement living situations significantly impact market dynamics, with many leveraging substantial equity from prolonged homeownership to facilitate strategic housing trades.

Enduring Appeal of Homeownership:

Amidst changing market dynamics, the allure of homeownership remains steadfast. A staggering 82% of all buyers view a home purchase as a sound financial investment, echoing the sentiment of personal prosperity and community development. This sentiment is particularly strong among younger millennials, with 86% expressing confidence in homeownership as a wise financial decision.
