More Than Knowing the Market: Why Local Windsor-Essex Experience Matters in Real Estate

When you’re choosing someone to help you buy or sell a home, knowing real estate matters.

But so does knowing where you’re selling it or where you’re about to live.

There is a difference between being able to pull up market statistics for a community and actually understanding that community. What attracts people there? What are residents talking about? Which local businesses are thriving? What events bring people downtown? How are different areas evolving? What makes one part of Windsor-Essex feel completely different from another?

At The Dan Gemus Real Estate Team Ltd., Brokerage, we have always believed that being local should mean more than having an office here.

Windsor and Essex County are where we live, work, raise our families, build businesses and spend our time. Our involvement in the region has grown alongside our real estate business, and today it extends well beyond helping people buy and sell homes.

Real Estate Experience Still Comes First

Community involvement is important, but it shouldn’t be confused with real estate expertise.

You need both.

Our team brings more than 100 years of combined real estate experience in-house, with people who have worked through different markets, property types, price points and client circumstances.

That depth becomes particularly valuable in a region as diverse as Windsor-Essex.

Buying acreage outside Essex isn’t the same as buying a condo in Windsor. Selling waterfront in Amherstburg presents different considerations than selling a subdivision home in Lakeshore. A first-time buyer searching under $350,000 needs a very different strategy from someone purchasing a luxury property or investment.

Our team model was intentionally built around combining experience, character and different areas of strength rather than expecting one person to do everything alone.

But understanding the property is only part of understanding real estate locally.

You also have to understand the community surrounding it.

We’ve Spent Years Talking to the People Behind Windsor-Essex Businesses

One of the best ways to understand a community is to talk to the people building businesses within it.

Over the years, our team has used DGTV, our website, social media and other marketing channels to feature local businesses and tell their stories. DGTV itself describes its community content as sharing stories about local businesses, charities and what’s happening throughout the region. Its archive includes businesses such as Waterfront Ice Cream, Little Foot Foods, Armando’s Pizza Bar, Caffeine & Co., Oven 360, The Grand Cantina, Take Five Bistro and many others.

Our Essex County Eats series took that one step further by visiting and highlighting interesting restaurants and food businesses throughout Windsor and Essex County.

And these weren’t always quick promotional posts.

In one feature, for example, the team sat down with local restaurateur Ryan Odette to talk about his businesses, adapting during COVID, local sourcing, social media, staffing and what it takes to operate a successful restaurant in Windsor-Essex.

That kind of content matters to us because a great community isn’t made up of houses alone.

It’s made up of the restaurants, shops, tradespeople, entrepreneurs, charities and organizations that give those communities their identity.

The Dan Gemus Real Estate Show Gives Local Voices Another Platform

That same philosophy carries over to The Dan Gemus Real Estate Show on AM800 CKLW, now in its 12th year and counting.

The show certainly talks about real estate, including current market conditions and homeowner issues, but it has also regularly included interviews with local professionals and conversations about what’s happening throughout Windsor and Essex County. The team’s current website specifically describes the program as providing real estate updates along with interviews with local professionals.

That’s an important distinction.

You don’t learn about a community only by studying sales data.

You learn by listening to business owners, contractors, financial professionals, community leaders, homeowners and the people actually living and working here.

After more than a decade on local radio, those conversations have become another way for our team to stay connected to what Windsor-Essex residents are experiencing.

Our VIP Perks Program Was Built Around the Same Idea

Our VIP Perks Program is probably one of the clearest examples of how supporting local and supporting our clients can work together.

Clients receive access to discounts and benefits through participating Windsor and Essex County businesses. For the businesses themselves, participation in the program is free, and providers can receive exposure through our team’s social media, newsletters, events and other marketing efforts.

We like that it continues the relationship beyond moving day.

Homeowners inevitably need people.

A contractor. A mover. Home maintenance. Décor. Services. Repairs. Sometimes just a recommendation for someone local who can help.

At the same time, we have an established platform that can help introduce good local businesses to more people.

That creates a relationship where everybody benefits.

Sometimes Supporting Local Means Creating the Event

Our community involvement has also grown into events of our own.

When Amherstburg Ribfest had been absent for almost five years, The Dan Gemus Real Estate Team brought it back in 2024. It returned again in 2025 and 2026, bringing food vendors, entertainment and visitors into downtown Amherstburg alongside Open Air Weekends.

The intention is bigger than ribs.

An event that brings people downtown creates an opportunity for them to discover local shops, restaurants, patios and businesses while enjoying the community itself.

That’s good for tourism. It’s good for local business. And frankly, it’s just fun to see the downtown full of people.

Giving Back Has Been Part of the Team for Years

Then there is Country at Heart.

What started as a charitable event has become a longstanding Windsor-Essex tradition supported by local businesses, sponsors, entertainers, volunteers and guests.

The eighth annual Country at Heart in 2025 raised $28,532 for the Windsor Cancer Centre Foundation, with 100% of that year’s proceeds staying local. By that point, The Dan Gemus Real Estate Team reported raising more than $310,000 through its various fundraising initiatives and events.

That history isn’t just something we’ve reported ourselves. CREA’s REALTORS Care® program previously highlighted the team’s fundraising work after Country at Heart and other initiatives had raised more than $33,000 in a single year for local mental-health programs and nearly $120,000 cumulatively at that point.

Again, the community has been a huge part of making those results possible.

Local businesses donate.

Sponsors step forward.

People volunteer.

Residents buy tickets.

It’s exactly what supporting local is supposed to look like.

Sponsoring the People and Organizations Doing Good Things Here

There are quieter examples too.

The team has sponsored local cultural and business initiatives, including the Amherstburg Art Crawl, where Art Windsor-Essex listed The Dan Gemus Real Estate Team among the event sponsors.

The team has also sponsored categories at the Amherstburg Chamber of Commerce Business Excellence Awards, including the Believe Amherstburg Award in 2024 and the Business Legacy Award in an earlier year.

Dan currently serves as President of the Amherstburg Chamber of Commerce, which has involved advocating for local businesses and representing the community on issues affecting employers, entrepreneurs and the regional economy.

None of those things has anything to do with putting a FOR SALE sign on somebody’s lawn.

And that’s rather the point.

What Does Any of This Have to Do With Choosing a REALTOR®?

Quite a lot, we think.

You should absolutely hire someone based on their ability to advise you, market property, negotiate, communicate and manage a real estate transaction.

Community involvement does not replace any of those skills.

But if local knowledge is important to you, look at what that actually means.

Does the person know the region beyond the MLS® system?

Do they understand why buyers are attracted to different communities?

Do they know what’s happening locally?

Have they built relationships here?

Are they paying attention to local businesses, development, events and economic issues?

Have they actually spent time throughout the communities they claim to serve?

Our team has intentionally built its business across Windsor and Essex County, rather than treating the region as one homogeneous real estate market. Our own website describes Essex County as home and highlights the team’s involvement throughout the community alongside its real estate work.

Because Windsor-Essex isn’t one market or one lifestyle.

It’s Windsor. It’s LaSalle. Amherstburg. Essex. Kingsville. Leamington. Lakeshore. Tecumseh. Belle River. Rural properties, waterfront communities, downtown neighbourhoods, subdivisions, farmland and small towns.

Each has its own personality.

And understanding those differences matters.

Local Isn’t a Marketing Phrase to Us

Perhaps that’s the simplest way to put it.

We are certainly in the business of real estate.

But over the years, that business has given us a platform.

We’ve tried to use some of that platform to interview local professionals, promote independent businesses, create events, raise money for local charities, provide exposure through our VIP Perks Program, sponsor community initiatives and talk about Windsor-Essex every week on local radio.

Because when the businesses, neighbourhoods and communities around us do well, Windsor-Essex does well.

And when someone asks us what it’s actually like to live somewhere in this region, we want our answer to come from more than a database.

We want it to come from knowing the place ourselves.
