June 2025 Windsor-Essex Real Estate Market Update: Realism, Perspective, and Opportunity

The real estate market in Windsor-Essex continues to shift. June’s numbers paint a picture of a market that’s transitioning, but still offering opportunities for both buyers and sellers who are ready to engage with strategy and perspective.

June 2025 Market Highlights:

  • Residential Sales: 471 homes sold, down from 497 in June 2024 (a 5.23% decrease)
  • New Listings: 1,339 new listings hit the market, up 11.86% year-over-year
  • Average Sale Price: $582,131, up 2.97% from June 2024

This year-over-year data reveals what many of us are seeing in real time: the market isn’t crashing, but it is rebalancing. Buyer demand has cooled, but homes are still selling – roughly 25 firm residential sales per day across the region in the month of June. And while prices have inched upward on average, demonstrating that there is still demand, more homes are sitting longer and often seeing multiple price adjustments before selling, demonstrating that buyers are using the increased inventory to their advantage with less need to compromise or overpay.

Sellers: Strategy Is Everything

Sellers today are facing more competition and more cautious buyers. Some are under financial pressure, leading to quicker price reductions or even distressed listings. Others, unsure how to respond to shifting conditions, are simply waiting which can come at a cost and often regret.

If you’re planning to sell, success comes down to accurate pricing, smart preparation, a strong and consistent market plan, and expert guidance, otherwise you could find yourself chasing the market.  Homes that hit the market in the right condition and at the right price point are still seeing activity and moving quickly.

Sellers must put themselves in the Buyers shoes. With more listing inventory, buyers are not just comparing what has sold in recent weeks or months, they are comparing and putting much more weight on what is currently listed on the market.  More often than not, this translates to more than one or two listings, they are comparing several homes and they are often not willing to compromise or overpay because they don’t need to.  On average, we saw just 1 in 3 homes sell in Windsor-Essex during the month of June, leaving the rest to expire or linger in the market. Overpriced homes are being overlooked and the longer homes sit on the market, the less leverage a seller has. Homes that are priced relative to market conditions in the Windsor-Essex real estate market, and presented the best will be among the successful in the pursuit of their sale.

Buyers: A Window of Opportunity

For buyers who have stayed engaged while others took a wait-and-see approach, the slowed market frenzy presents real opportunity. With more listings to choose from and more and more motivated sellers in play, negotiations have room to breathe.  More importantly, we’re seeing signs of balance – less need to rush into decisions, more time to fulfill conditions and negotiating more favourable terms with deals, especially when guided by experienced agents who know how to spot value.  But, buyers who wait too long can also experience that same regret. When economic conditions shift, we can easily see the pendulum shift in the opposite direction.

The Long View: 184.6% Price Growth in 10 Years

While June’s numbers may suggest a slowdown, the long-term trajectory is powerful: in 2014, the average home price (YTD) in Windsor-Essex was $200,867. Today, it’s $571,584. That’s a 184.6% increase over a decade.

Yes, the pace has slowed, but that kind of sustained appreciation is the foundation of confidence—for both current homeowners and future buyers.
