What Happened in the Windsor-Essex Housing Market in February 2026?

The Windsor-Essex real estate market continued to show signs of a more balanced and strategic environment in February. While the number of homes selling slowed compared to previous periods, home values held steady and even showed a small increase month-over-month.

This shift reflects what many buyers and sellers are experiencing on the ground: more choice, more negotiation, and a market that rewards preparation and strategy.

Key Residential Market Highlights

  • February Average Sale Price: $541,588

  • January Average Sale Price: $528,040

  • Month-to-Month Price Change: +2.6%

  • YTD Average sale price is down -5.52% over this time last year with the average sale price just over $535,000

Despite slower sales activity, prices edged upward slightly between January and February, showing that well-positioned homes are still attracting strong interest from buyers.

Sales activity, however, has slowed significantly compared to previous periods, which is an important signal about the current pace of the market.  Sales fell -27.52% compared to February of 2025.

In addition, the sales-to-new-listings ratio came in around 31%, which means roughly 1 in 3 listed homes are eventually selling.  This places Windsor-Essex firmly in buyer-leaning territory, meaning buyers have more options and negotiating power than they did during the peak market years.


What a Lower Sales-to-Listings Ratio Means

The sales-to-new-listings ratio (SNLR) is one of the most useful indicators for understanding the balance of the market.

Generally:

  • Above 60%: Seller’s market

  • 40–60%: Balanced market

  • Below 40%: Buyer-leaning market

With Windsor-Essex sitting around the low 30% range, buyers have more inventory to choose from, and sellers need to be thoughtful about pricing and presentation.

That does not mean homes are not selling. It simply means the market is more skill-based than it was a few years ago.


Why Prices are Currently Still Holding

Even though fewer homes are selling overall, several factors may be helping to keep prices relatively stable:

  1. Limited housing supply compared to long-term demand

  2. Continued migration to more affordable markets like Windsor-Essex

  3. Strong demand in mid-range price points

  4. Lead up into the spring market

Across the region, homes priced roughly between $420,000 and $700,000 continue to see the most activity, which aligns with what many local buyers can comfortably finance.

This explains why prices can increase slightly even when the number of sales declines.

Although prices increased slightly month over month, the average sale price year over year was still down -3.84% ($541,588) and YTD is down -5.52% compared to this time last year.
