The Windsor-Essex real estate market experienced notable shifts in April, with a further increase in available listings and a continued dip in sales activity. The average home price so far this year stands around $573,923, remaining slightly higher compared to the same period last year.

The broader housing market continues to face unpredictability in what is generally one of the most active spring market months for real estate in Windsor and Essex County.

April delivered one clear message: choice is back.

  • Sales slipped year‑over‑year in most big cities, including Windsor-Essex
  • The Number of Listings jumped almost everywhere.
  • Prices stayed flat or fell slightly, depending on your location and price point.
  • The result? A more balanced playing field.

Interestingly, the core market fundamentals have improved rather than deteriorated. Interest rates have significantly decreased, inventory levels have risen, and average home prices are showing signs of softening. The current hesitation among buyers largely stems from economic uncertainty and natural concerns over job stability. Notably, a recent survey highlighted that 72% of potential homeowners had targeted entering the market when interest rates reached 2.75%, a milestone recently achieved.

For sellers, increased inventory translates into longer market times, underscoring the importance of proper pricing and a robust marketing strategy to effectively reach potential buyers. Buyers, on the other hand, have not disappeared but are strategically waiting for clearer economic signals.  Currently, less buyer competition presents a valuable opportunity for those ready to buy, offering greater negotiating power and more favorable terms.
