What Is It Like to Live in Essex?

Essex offers more geographic variety than a typical suburban municipality. Essex Centre provides a concentration of shops, services and recreation, while Harrow has its own small-town identity. Colchester shifts the lifestyle toward Lake Erie, boating, beach access and the County Road 50 area, and rural properties between communities can offer more land and privacy.

That variation is one of Essex’s strengths, but it means buyers should look closely at the exact location. Distance to groceries, healthcare, work, recreation and municipal services can vary significantly across the town.

Housing and Cost of Living in Essex

Housing in Essex includes older town homes, bungalows, newer detached construction, rural residential properties, farms, acreage, cottages and Lake Erie area homes. Current pricing can therefore vary substantially by location, land, outbuildings, servicing and waterfront influence.

The 2021 Census reported an average monthly owner shelter cost of $1,212, a median dwelling value of $400,000 and a 2020 median household income of $87,000. Essex Centre, Harrow, Colchester and Rural Areas

Essex Centre is the municipality’s primary service hub and includes the Essex Centre Sports Complex, municipal facilities, shopping and established residential areas. Harrow is a separate community within the Town of Essex and is covered in more detail in our Harrow guide.

Colchester provides a different Lake Erie experience, with a harbour, boat launch, beach, playground and splash pad. The County Road 50 corridor and surrounding countryside are also closely associated with wineries, farms and local food production.

McGregor and rural parts of the municipality provide additional housing options for buyers who value space and do not need an urban level of walkability.

Recreation and Active Living

The Essex Centre Sports Complex has two ice pads and a free indoor walking track. Harrow & Colchester South Arena serves the southern part of the municipality.

The Town is also developing the Essex Centre Sports Fields, a recreation project planned with multiple soccer fields, baseball diamonds, trails and play amenities. In southern Essex, Colchester’s waterfront and Harrow-area recreation provide additional options.

Community Vibe

The Town of Essex is a collection of distinct communities rather than one single urban centre, and that variety is a major part of its appeal. Essex Centre has the strongest concentration of everyday shopping, services and recreation, while Harrow has its own small-town commercial core. Colchester brings Lake Erie, the harbour and beach into the lifestyle picture, and McGregor provides another smaller community setting between Windsor and the county.

Agriculture, wineries and local food are part of the municipality’s identity. The Lake Erie North Shore wine region, farms and roadside markets create a different day-to-day environment from Windsor’s suburban municipalities. Community events are spread throughout the year, including the Essex Fun Fest, agricultural and heritage events, fishing events, the long-running Harrow Fair and seasonal celebrations.

The Town of Essex does not have an acute-care hospital, so residents use the regional hospital network in Windsor or Leamington depending on location and medical need.

Essex Centre is home to the Essex County Nurse Practitioner-Led Clinic, which provides comprehensive primary care and directs unattached residents through Health Care Connect for registration. Essex Walk-In Clinic is currently listed for same-day non-urgent care, while the regional Healthline provides the most current walk-in information.

Iler Lodge is a provincially licensed long-term care home in Essex Centre. Ontario Health atHome coordinates long-term care placement and eligible home and community care throughout the municipality. Because Essex covers a large area, access to clinics and hospitals can vary meaningfully by community.

Schools, Child Care & Post-Secondary Education

Because the Town of Essex includes Essex Centre, Harrow, Colchester, McGregor and rural areas, school assignment depends heavily on the property location. English public options include Essex Public and Essex District High School, with other schools serving outlying areas. Catholic options include Holy Name in Essex and the broader South Essex pathway. French Immersion is available through designated public and Catholic programs, while École élémentaire catholique Sainte-Ursule in McGregor provides a local French-language Catholic option.

Licensed daycare and school-based care can be searched through OneHSN, with EarlyON programming available across Windsor-Essex. Post-secondary students generally commute to Windsor for St. Clair College or the University of Windsor.

For a buyer considering a rural property, it is worth looking beyond the house itself. Road type, winter maintenance, well and septic systems where applicable, drainage, internet availability, outbuildings, farm activity and zoning can all matter to the purchase.

Employment & Local Economy

Agriculture and agribusiness are foundational parts of the Town of Essex economy, ranging from crop production and vineyards to food processing, packaging, warehousing and distribution. Tourism is closely connected to agriculture through wineries, cycling, farm experiences and the Lake Erie waterfront.

Manufacturing is another important sector. The Town identifies automotive-related manufacturing as a traditional strength, alongside a more diversified base producing fabricated and industrial products. Construction, trades, retail, professional services and municipal employment add to the local job market.

Essex is also centrally located within the county, which broadens commuting options. Residents may work locally, in Kingsville or Leamington’s agricultural and greenhouse economy, in Amherstburg, or travel toward Windsor and Tecumseh. For people seeking more land or a smaller-community environment, that regional access can make Essex a practical home base without requiring employment to be located in the same town centre.

Getting Around & Connectivity

Essex is centrally located within Essex County, with Highway 3 and the county road network connecting residents to Windsor, Kingsville, Leamington, Amherstburg and surrounding communities. Highway 401, Windsor International Airport and VIA Rail are all within driving distance.

The former Leamington-to-Windsor transit service, which stopped in Essex Centre, ended in April 2026. There is currently no regular conventional public bus between Essex and Windsor, so most regional travel is vehicle-based. The Town has studied future rural transit options, but no replacement service is operating at this time.

Essex’s growth has been steadier than the rapid suburban expansion seen in some neighbouring municipalities. New housing, recreation investment and commercial development continue, but the municipality also has a significant responsibility to balance growth with agricultural land, rural servicing and distinct community centres.
