As we closed out 2025, Windsor-Essex finished right where we expected: stable pricing, softer sales, and a noticeable lift in supply.

Listings: up 12.37% year over year
One of the biggest takeaways from 2025 is that the average sale price held relatively steady throughout the year. While we’re leaning toward a buyer-friendly environment, we’re still in balanced market territory overall. The difference is the pace: longer days on market, more breathing room, and more time to make smart decisions.
We’re also seeing that only about 1 in 3 homes are selling right now, which is why pricing and preparation matter more than ever. Homes that are positioned properly still sell, while “hope pricing” tends to sit.
What we’re watching in 2026
Many national outlooks are describing 2026 as a “reset” style year: improved affordability as borrowing costs ease, more supply than we’ve seen in the recent past, and a gradual return of buyers who’ve been waiting for clearer conditions. In plain terms, we expect activity to build step by step, not all at once.
For Windsor-Essex specifically, this usually translates into:

A wider spread between homes that are positioned well and homes that are not (pricing, presentation, and marketing matter more than ever)
